As a qualified tenant through The Realty Medics, you have a unique option offered nowhere else in Central Florida: a no security deposit option. In fact, we’re the only Orlando property management company to offer this benefit! 

How Does It Work? 

At the time of application, a tenant submits a secondary approval process with Obligo, our trusted third-party vendor.

When approved, applicants can skip the running to get a cashier’s check for the extra chunk of change (on average $1,000) to move in. Upon moving out, tenants won’t have to wait weeks to receive their security deposit. 

It’s that simple!

Which Properties Does the No Security Deposit Option Apply To?

Short answer: any of the central Florida properties that The Realty Medics manage. 

If you’re already a tenant through The Realty Medics in good standing without any late payments, you can also apply for the no security deposit option if you move to another property managed by us. 

Covering Costs of Any Damages

Of course, should you incur any damages at the property outside of any normal wear and tear, you’ll still be responsible for them. The cost to repair or replace items will come out of your pocket, as there’s no security deposit to deduct them from.  

However, you provide a limited billing authorization that allows Obligo to bill you for the amount of damages that are your responsibility. If your landlord does make a claim against you, you can opt to make monthly installments on it as well instead of paying it all at once. Again, no large chunk of change to plunk down, even for little mishaps. 

Naturally, if you disagree with a claim, you can dispute it like any other traditional upfront security deposit system.
